Area development planning

LÄRMKONTOR GmbH provides acoustic expert reports in connection with master plans, land use plans and development plans. This includes the analysis of the impact of noise caused by the development area on the neighbourhood as well as of the sounds from the surrounding areas affecting the development area.

The solutions developed for each problem are as practical as possible and the relation between the costs incurred and future benefits is given careful consideration.

Our scope of services is not limited to expert reports, but we provide advice throughout the entire planning phase. That way, optimal attention can be paid to the general acoustic framework within the course of the planning process. Furthermore, we help to draft the terms necessary for the master plan to ensure sufficient noise protection.

Master plan procedure

The master plan as an instrument of area development planning determines the uses allowed within its designated area. The reliability of these uses also depends on noise immissions (e.g. traffic or commercial noise) affecting the designated area. LÄRMKONTOR GmbH conducts acoustic analyses regarding these aspects. If limit or guide values or benchmarks for certain uses (e.g. for apartments) are exceeded, it has to be determined which measures should be taken to go below those values mentioned above as part of the master plan procedure.

In addition, organizational measures fixed in the master plan (floor plan design) can help to obtain the permission for special uses within the designated area of the master plan even though values are still not below applicable limit and guide values as well as benchmarks.

Land use planning

The land use plan of a city or a community shows the planned urban development in that area. However, it does not have an immediate, legally binding effect. When the land use plan is changed, it is necessary to check if the newly planned use is compatible with the uses determined previously. LÄRMKONTOR GmbH conducted an acoustic analysis in order to evaluate whether a planned use was compatible with the existing uses from an acoustic point of view.
